HOW
WE WILL HELP YOU BUY A HOME
- As your
exclusive real estate agents, Jim, Ryan and Rand Lemmon
will be able to show you any home that is available
for sale regardless of which agent or company has the
listing. We will accompany you to any open house, new
construction, or available listing at a time convenient
for you (and must do so if we are to be your representative
throughout the transaction).

- We will
save you endless hours of frustration by acting as a
clearing house for all properties in the area. We are
professionally trained to guide you through all the
steps involved in buying a home, often eliminating a
lot of red tape and hassel. We will also provide you
with the current financial alternatives as well as information
on taxes, insurance, down payments, and closing costs.

- In addition,
we will introduce you to new communities and neighborhoods,
providing information on schools, shopping, recreational
facilities, and places of worship.
As we work
with you, we will carefully explain every step of the
home-buying process, making sure you understand the
transaction.
Some Important Points
to Remember
- Excellent
buys are often made on homes that require a little paint
and soap. Two identical homes can be priced $1,000 apart
when one needs only $250 of work.
- Work closely
with us. We can pre-screen homes that you see advertised,
saving you endless hours.
- When you
are serious about buying a particular home, it is important
to price your offer carefully. You wouldn't want to
lose the home to a better offer.
- A contract
offer you make on a home is accompanied by a deposit
(check or cash) called Earnest Money. When your offer
is presented to the sellers, they can accept it, reject
it, or make a counter offer. Only when the sellers accept
your offer and you accept theirs, do you have a binding
contract.
- In any offer
to purchase a home, ask the seller to provide a 1 year
buyer warranty from a home warranty company. For
a small deductable (usually $45-$50), these can often
provide coverage for most of the mechanical aspects
of a home such as heating, cooling, plumbing, electrical,
& appliances. You will want be sure the home
warranty plan you select covers the items most important
to you.
- Whenever
you purchase a home, it is a good idea to consider hiring
a professional home inspector to evaluate the condition
of the home and prepare a report listing any potential
problems that may be of concern to you as the home buyer.
