Some Important Points to Remember

• Excellent buys are often made on homes that require a little paint and soap. Two identical homes can be priced $1,000 apart when one needs only $250 of work.
• Work closely with us. We can pre-screen homes that you see advertised, saving you endless hours.
• When you are serious about buying a particular home, it is important to price your offer carefully. You wouldn't want to lose the home to a better offer.
• A contract offer you make on a home is accompanied by a deposit (check or cash) called Earnest Money. When your offer is presented to the sellers, they can accept it, reject it, or make a counter offer. Only when the sellers accept your offer and you accept theirs, do you have a binding contract.
• In any offer to purchase a home, ask the seller to provide a 1 year buyer warranty from a home warranty company.  For a small deductable (usually $45-$50), these can often provide coverage for most of the mechanical aspects of a home such as heating, cooling, plumbing, electrical, & appliances.  You will want be sure the home warranty plan you select covers the items most important to you.
• Whenever you purchase a home, it is a good idea to consider hiring a professional home inspector to evaluate the condition of the home and prepare a report listing any potential problems that may be of concern to you as the home buyer.
