Some Important Points to Remember
* Excellent buys are often made on homes that require a little paint and soap. Two identical homes can be priced thousands of dollars apart when one needs only a few dollars of work.

* When you are serious about buying a particular home, it is important to price your offer carefully. You wouldn't want to lose the home to a better offer.
* A contract offer you make on a home is accompanied by a deposit (check or cash) called Earnest Money. When your offer is presented to the sellers, they can accept it, reject it, or make a counter offer. Only when the sellers accept your offer and you accept theirs, do you have a binding contract.
* In any offer to purchase a home, ask the seller to provide a 1 year buyer warranty from a home warranty company. For a small deductible (usually $50-$60), these can often provide coverage for most of the mechanical aspects of a home such as heating, cooling, plumbing, electrical, & appliances. You will want be sure the home warranty plan you select covers the items most important to you. We can provide you with information on several of these different home warranty plans.
* Whenever you purchase a home, it is a good idea to consider hiring a professional home inspector to evaluate the condition of the home and prepare a report listing any potential problems that may be of concern to you as the home buyer.
